Frequently asked questions

Property sourcing, answered

Straight answers about how we work, what we charge and where we find deals.

What is property sourcing?

Property sourcing is finding investment property for a buyer, checking the numbers and negotiating the deal. Special Touch Properties searches on-market, off-market and at auction, then brings investors only the deals that stand up, each with a deal pack.

How much does Special Touch Properties charge?

Our sourcing fee is £6,500 or 2.5% of the purchase price, whichever is greater, paid on exchange of contracts. The fee is agreed in writing before we start and shown on every deal pack. It is never hidden in the price.

Which areas do you cover?

Our home patch is Essex and Kent, and we source deals across England and Wales. For high street brands we search for units across the UK.

How do you find below-market property?

We look where motivated sellers are: property auctions, probate and estate sales, repossessions, empty and run-down buildings, and off-market sellers we contact directly. Every lead is checked against recent sold prices nearby before we offer it to an investor.

What is in a deal pack?

Each deal pack shows the asking or agreed price, recent sold prices for similar homes nearby, the local rent and yield figures, a map, the main risks we found and our fee. The figures come from HM Land Registry and ONS data, and you should still have your own advisers check them.

What kinds of property do you source?

We source land and development sites, houses and flats for investors, semi-commercial buildings such as shops with flats above, commercial units, and high street units for retailers and brands that are opening new stores.

Do you guarantee returns?

No. Property values and rents can fall as well as rise, and every figure we give is an estimate based on public data. We show you how we worked each number out so you can check it.

Are you registered and regulated?

Property sourcing is estate agency work in the UK, so a sourcer must belong to a property redress scheme, be supervised by HMRC for anti-money-laundering and be registered with the ICO. Our registration numbers are shown at the foot of every page.
